How it works · Dubai
From handover to payday.
You hand over the keys once. This is everything that happens after that, and who does it.
Five steps
Assess
24 hours
Six questions and a first read on the spot. Within 24 hours of a complete request, the written assessment follows: your earnings per month after our fee, the calendar we would run with your own weeks in it, and your permit, Tourism Dirham and VAT position. Free, and no call unless you ask for one.
- You do
- Answer six questions.
- We do
- The written assessment, within 24 hours.
Set up
Free onboarding
We register the property with DET, book the professional photographs, and list it on five channels and on its own booking page. If it needs furnishing, a fixed-price package is delivered in 7–14 days. The onboarding itself costs nothing.
- You do
- Sign, and hand over the keys.
- We do
- Permit, photographs, listings and your booking page.
Host
Day and night
Every guest is answered in seconds, day and night, in seven languages, and anything sensitive goes straight to a person. Our local staff meet every guest in person, and every guest is registered with DET. After each stay, vetted cleaners turn the apartment around and every turnover is inspected; maintenance is handled with no markup.
- You do
- Nothing.
- We do
- Guests, check-ins, cleaning, inspections and maintenance.
Optimise
Every day
Every morning your price is set against the live market: demand, events and competing units. Nightly guests from October to April, stays of 30 nights or more from May to September, with the mix planned 60 to 90 days ahead. The aim: no night sold too cheap, none left empty.
- You do
- Tell us the dates you want for yourself.
- We do
- The price every day, and the mix of stays.
Pay
The 10th
On the 10th of every month you receive your statement and your money for the month before. Booking revenue, platform fees, our fee and your net each have their own line, and your owner app shows the same numbers whenever you look. Until it is paid out, guest money sits in a separate client account.
- You do
- Read your statement.
- We do
- Your statement and your money, on the 10th.
Built in-house
Priced every morning. Answered every minute.
Most managers rent their software. We built ours, and it runs real properties in three countries today.
Pricing
The right price, every day.
Every morning your rate is set against the live market: demand, events and competing units. The aim: no night sold too cheap, none left empty.
Guests
Every guest answered in seconds.
Day and night, in seven languages, on WhatsApp, Airbnb, Booking and your own page. Anything sensitive goes straight to a person.
Filings
Nothing missed.
Guest registration, Tourism Dirham, renewals and your statement, filed and sent on time. You see it all in your owner app.
A lower cost to run is why a stay of 30 nights or more costs you 12%, while flat fees charge every stay the same.
Try the guest deskYour front desk never sleeps.
This is not a mockup. Ask it something.
This is the guest desk that answers your guests, day and night, in seven languages. Behave like a guest: ask about check-in, a late arrival, the wifi, extending a stay, or complain and watch it hand you to a person.

A guest writes at 2:14 AM.
Website chat, WhatsApp, Airbnb or Booking — every message reaches the same system, in the guest's language.
- 2
It answers from the property's knowledge.
House rules, arrival, the calendar, the local guide — only what is actually written down. No guessing.
- 3
The critical ones wait for a human.
Complaints, refunds and emergencies never send on their own; they reach a person with the full context.
Every guest message about your property is answered like this, in seconds, at any hour.
Compliance
Every rule, filed by us.
Dubai’s holiday-home rules are strict and electronic. These four are the ones owners get caught by.
- Permit
- Every property registered with DET before its first guest.
- Guest registration
- Within three hours of check-in. AED 1,000 if incomplete.
- Tourism Dirham
- Reconciled between the 1st and the 10th. We file on the 1st.
- VAT, non-resident owner
- No threshold: an obligation from the first dirham.
Registered guests, the Tourism Dirham on the 1st, permits renewed before they lapse, and your VAT position checked at onboarding: all inside our fee.
