Terms of Service

1. Who we are

These Terms of Service ("Terms") govern your use of the Belong Collection websites and property-management services (the "Services"), operated by Sebastian Boll, founder of Belong Collection — an early-stage venture building from Dubai and incorporating/licensing in the United Arab Emirates (in progress) ("we", "us"). By submitting an inquiry, signing a management agreement, or otherwise using the Services, you agree to these Terms on behalf of yourself or the business you represent.

2. The Services

Belong Collection manages residential properties in Dubai on behalf of their owners under the 365 Plan: the property runs as a licensed nightly holiday home in peak season and as a monthly rental out of it. The service covers guest operations with staffed check-ins, professional cleaning, dynamic pricing, guest communication, and DET registration and filings, with monthly owner reporting.

Management of a specific property is governed by the individually signed Management Agreement for that property; where these website Terms and a signed Management Agreement differ, the Management Agreement prevails. These Terms govern your use of our websites and inquiry services.

3. Accounts and acceptable use

You are responsible for the accuracy of the information in your account and knowledge base, for keeping credentials confidential, and for all activity under your account. You may not use the Services to send unlawful content, to mislead guests, to probe or disrupt the Services, or to resell them without our written agreement.

4. Fees and statements

Management fees are set in your Management Agreement and calculated on gross booking revenue, stated as such. Owner statements are issued monthly on the 10th for the preceding month, showing gross booking revenue, platform commissions, our fee and your net amount. Cleaning fees for stays are charged to guests, not to owners. Guest funds are held in a segregated account; only our commission is Belong Collection revenue.

5. AI in our operations

We use AI systems in our operations — including guest messaging, pricing and regulatory filings — with human oversight. Sensitive matters (complaints, emergencies, refunds, booking changes) are routed to our team. AI output can contain errors; responsibility for guest commitments made on a managed property rests with us as operator, as set out in the Management Agreement.

6. Your data and your guests' data

You retain all rights to your property information and booking data. We process guest messages and booking information to operate your property, as described in our Privacy Policy.

7. Intellectual property

Our websites, systems, design and branding remain our property or that of our licensors. Photography and listing content produced for your property is licensed for its marketing while we manage it, as set out in the Management Agreement.

8. Availability and changes

We operate the Services with commercially reasonable care but do not guarantee uninterrupted availability. We may improve or modify our systems and processes over time.

9. Liability

To the maximum extent permitted by law, our aggregate liability arising out of or related to the Services is limited to the amounts you paid us in the twelve months preceding the claim, and we are not liable for indirect or consequential damages, lost profits, or lost bookings. Nothing in these Terms excludes liability that cannot be excluded by law.

10. Termination

Termination of property management follows the notice terms of your Management Agreement. We may suspend or end Services for material breach of these Terms that remains uncured after notice. Upon the end of a management relationship we hand over guest and booking records for your property on request.

11. Governing law

These Terms are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. The courts of Dubai have exclusive jurisdiction, without prejudice to mandatory consumer protections in your country of residence.
