1. About these Terms

These Terms of Service (“Terms”) govern your use of belongcollection.com (the “Website”) and of the enquiry and Revenue Assessment services we provide through it. The Website is operated by Belong Collection Vacation Homes L.L.C (“Belong Collection”, “we”, “us” or “our”), a limited liability company licensed in Dubai, United Arab Emirates, under licence no. 1649446, with its office at Office No. 1912, The Binary by Omniyat, Business Bay, Dubai, United Arab Emirates. By using the Website, you agree to these Terms.

2. Our services

We manage residential properties in Dubai as licensed holiday homes on behalf of their owners, for nightly guests and for guests staying 30 nights or more. Our services include guest communication, staffed check-ins, cleaning and inspection, pricing, registration and filings with the Department of Economy and Tourism (DET), and monthly owner statements. For properties that need it, we also furnish and style the home, priced separately.

The management of each property is governed by the Management Agreement signed for it. Where these Terms and a Management Agreement differ, the Management Agreement prevails.

3. The Revenue Assessment

The Revenue Assessment, including the first read shown on the Website, is free and places you under no obligation. It is based on the information you provide, our operating experience and the market information available to us at the time. It is an estimate for guidance, not a forecast, an offer or a promise of income, and it does not create a management relationship.

4. Fees, statements and client money

Our management fees are set out in the Management Agreement and on our pricing page, and are calculated on gross booking revenue. Furnishing is quoted and charged separately. Owner statements are issued on the 10th of each month for the preceding month and show gross booking revenue, platform commissions, our fee and the owner’s net amount. Guest payments are held in a separate client account until they are paid to the owner, and only our fee is retained by us. Cleaning fees are charged to guests, not to owners.

5. Use of the Website

You agree to use the Website lawfully and to give accurate information in any form you submit. You must not interfere with the operation or security of the Website, attempt to gain unauthorised access to it, or copy or reuse its content for commercial purposes without our written consent.

6. Technology and automated systems

We operate the properties we manage with our own software, including automated systems and artificial intelligence that support guest communication, pricing and filings. These systems work under human oversight: complaints, emergencies, refunds and changes to bookings are handled by our team. Booking platforms and messaging services, such as Airbnb, Booking.com and WhatsApp, are provided by third parties and are subject to their own terms.

7. Personal data

We process personal data as described in our Privacy Policy.

8. Intellectual property

The Website, its content, design and software, and the Belong Collection name and marks belong to us or our licensors. Photography and listing content produced for a managed property may be used as set out in the Management Agreement for that property.

9. Availability

We take reasonable care to keep the Website available and accurate, but we do not warrant that it will be uninterrupted or free of errors. We may change or withdraw any part of it at any time.

10. Limitation of liability

To the extent permitted by law, we are not liable for any indirect or consequential loss, or for loss of profit, revenue or bookings, arising from your use of the Website or your reliance on its content. Our liability in connection with the management of a property is governed by the Management Agreement. Nothing in these Terms excludes or limits any liability that cannot be excluded or limited under applicable law.

11. Changes to these Terms

We may update these Terms from time to time. The version published on this page, with the date above, applies from the time it is published.

12. Governing law and jurisdiction

These Terms are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. The courts of Dubai have exclusive jurisdiction over any dispute arising from them, without prejudice to any mandatory consumer protection that applies to you.
